Steadfast Breaks Ground on Residences at The Landing Phase II in Kerrville

Steadfast broke ground in March on Residences at The Landing Phase II, a 104-unit expansion of the existing apartment community within The Landing, a 60-acre mixed-use development in Kerrville, Texas. Completion is expected in April 2027.

Ground-up development remains difficult to finance and execute as borrowing costs, construction expenses, and lender requirements remain elevated. Phase II entered construction with a more established operating foundation than a standalone development. The success of the adjacent Phase I lease-up, together with continued renter demand, gave the team direct market evidence supporting more housing at the site.

Phase I is a 120-unit community acquired by Steadfast in May 2025 and operated by Steadfast Management Company. The property reached stabilized occupancy and generated a waiting list before construction began on Phase II. It has also been recognized as Kerrville’s Best Apartment Community for four consecutive years.

Construction for Phase II reached a major milestone on August 3, when it officially went vertical.

All foundations and parking areas have been poured, lumber is on site, and framing is underway. This marks the project’s transition from site work to vertical construction and represents meaningful progress.

Phase II will build upon the infrastructure, amenities, and management platform already established at the property. The expansion is also expected to benefit from continuity across the development team, with the same contractor, subcontractors, and design team returning from Phase I.

“All development projects carry risk, but having the same team return from Phase I gives us valuable familiarity with the site, design, and execution plan,” said James Palda, Senior Vice President of Development and Construction at Steadfast Companies. “We are looking forward to an efficient development delivered on time and within budget.”
